Why Owners Choose Us
The difference local management makes.
This website is the owner-facing side of Hilton Head Rentals — our direct-booking platform at HiltonHeadRentals.com. Guests book there; owners work with us here. That connection means your property benefits from an established booking audience and a management team that operates exclusively on Hilton Head Island.
Transparent agreements
Management fees are a percentage of rental revenue. Additional charges are communicated and approved before any work is done — nothing appears on your statement without your knowledge.
Owner-use scheduling
You can block dates for personal use at any time. Your access to your own property is never restricted by the management agreement.
Proven local network
Trusted relationships with local vendors, inspectors, and service providers built over years on the island — so maintenance is coordinated quickly and at fair cost.
A dedicated point of contact
One person who knows your property, responds when you reach out, and keeps you informed without you having to chase updates.
Fees, Owner Use & Maintenance
What management costs — and what it covers.
We believe owners make better decisions when they understand the full picture before signing. Here is how our fee structure, maintenance authorization, and owner-use policies work.
Management fee
Our management fee is a percentage of gross rental revenue collected — you pay only when your property earns. The exact rate depends on your property type, location, and the scope of services required, and is confirmed in writing before you sign. We do not charge setup fees, listing fees, or monthly minimums.
Separately billed expenses
Expenses billed separately from the management fee include housekeeping (charged per turnover at agreed rates), consumables restocking, and maintenance work. All separately billed items appear as line items on your monthly statement with vendor name, date, and description.
Maintenance authorization
Routine maintenance items under $250 are handled without prior owner approval to keep the property guest-ready — you are notified on your monthly statement. Any single item above $250 requires your explicit approval before work is scheduled, except in the case of an emergency.
Emergency procedures
If a guest-safety or property-protection emergency arises (water intrusion, HVAC failure in extreme heat, security issue), we act immediately and notify you as soon as possible. Emergency work is documented in full and appears on your statement with a description of the situation and the action taken.
Owner-use blocks
You can block any available dates for personal use at any time through your owner portal or by contacting your property manager directly. Owner-use blocks cannot be placed over confirmed guest reservations already on the calendar — we will flag any conflicts before confirming a block. There is no limit on the number of personal-use nights.
Full fee schedule and authorization thresholds are documented in your management agreement. We review these with every owner before signing — no surprises.
Why Owners Switch
Common reasons owners change management companies.
If any of these sound familiar, you're not alone — and a conversation costs nothing.
Poor communication
Calls and emails go unanswered for days. You find out about maintenance issues from guests, not your manager.
Unexplained charges
Monthly statements include line items you didn't approve and fees that weren't disclosed upfront.
Declining revenue
Occupancy is flat or falling. Your manager hasn't adjusted rates for demand or updated your listing in months.
Deferred maintenance
Small issues become expensive repairs because they weren't caught during post-stay inspections.
Generic service
Your property is one of hundreds managed by a national company with no local presence or accountability.
Owner-use friction
Blocking your own home for personal use requires weeks of advance notice and still causes scheduling conflicts.
Switching Management Companies
What a transition actually involves.
Switching managers is more straightforward than most owners expect — but it does require careful coordination. Here is what the process typically covers.
Review your current agreement
Most management agreements require 30–90 days written notice. We'll help you understand your obligations before you give notice.
Handle existing reservations
Bookings already on the calendar stay in place. We coordinate the transition so confirmed guests are not affected.
Listing and photography rights
Listing content and photos created by your current manager may belong to them. We'll assess what can transfer and what needs to be recreated.
Access and vendor handoff
Lock codes, key access, vendor contacts, and owner funds are transferred as part of the formal transition process.
Transition timelines depend on your current agreement and platform rules. We do not promise immediate transfer of listings, reviews, or accounts — but we will walk you through every step.
How It Works
From evaluation to first booking in four steps.
01
Rental Evaluation
We assess your property's rental potential, review comparable performance, and deliver a projected revenue range with the assumptions clearly explained.
02
Onboarding & Setup
Photography direction, listing creation, pricing strategy, and platform distribution — all handled before your first guest. Most properties are listed within two to three weeks of signing.
03
Active Management
Ongoing booking management, guest communication, housekeeping coordination, and property oversight — with maintenance approvals handled according to your pre-agreed threshold.
04
Owner Reporting
Monthly statements, performance summaries, and transparent access to your property's data. Annual review to assess the season and plan ahead.
Owner Experiences
What Hilton Head owners say.
After two years with a national company, we switched and immediately noticed the difference. Our manager actually knows our property — and our guests notice it too.
The monthly statements are clear, the communication is fast, and nothing happens at our home without our knowledge. That's exactly what we needed.
We were nervous about putting our home in someone else's hands. The onboarding process was thorough and they answered every question we had before we signed anything.
Testimonials reflect individual owner experiences. Results vary based on property, location, seasonality, and market conditions.

Every neighborhood on Hilton Head Island.

Common Owner Questions
Answers before you ask.
What does professional management cost?+
Our management fee is a percentage of rental revenue — you only pay when your property earns. The exact rate is confirmed in writing before you sign and depends on your property type and location. We do not charge setup fees, listing fees, or monthly minimums. We'll walk you through the full fee structure during your free consultation.
Can I still use my property personally?+
Yes. Owner-use blocks can be placed at any time with no limit on personal-use nights. Blocks cannot be placed over confirmed guest reservations already on the calendar — we flag any conflicts before confirming. Your access to your own property is never restricted by the management agreement.
How quickly can you get my property listed?+
Most properties are photographed, listed, and accepting bookings within two to three weeks of signing. We move efficiently so you don't lose rental season.
What platforms will my property appear on?+
We distribute to Airbnb, VRBO, Booking.com, and our own direct-booking site at HiltonHeadRentals.com. HiltonHeadRentals.com is our guest-facing booking platform — it drives direct bookings that benefit your property without OTA commission costs.
What happens if a guest damages my property?+
We conduct post-stay inspections after every departure, document any damage, and manage the claims process on your behalf.
How accurate is the rental evaluation?+
Our evaluation is based on real comparable data from the Hilton Head market — but it is an informed estimate, not a guarantee. Actual revenue depends on your property's specific condition, availability, owner-use restrictions, amenities, and how market conditions evolve. We'll be transparent about the factors that affect your projection, and we clearly distinguish gross rental revenue from owner proceeds after management fees, operating expenses, and taxes.
